Why Tenant Trust
The Renters' Rights Act 2025 (RRA) brought the most significant shift in UK tenancy law in a generation. Fixed-term assured shorthold tenancies are going. Section 21 no-fault evictions are going. A national property portal is coming. An ombudsman service is coming.
For small-portfolio landlords who don't have a full-time admin team, the change is heavy. We built Tenant Trust because the existing property-management tools are either enterprise-priced for agents managing hundreds of units, or spreadsheets with a web UI for one-property side hustles. Neither fits the one-to-ten-unit landlord who needs to stay compliance-defensible without becoming a part-time legal researcher.
The dates that matter
- 1 May 2026 (RRA Phase 1). Every new tenancy must be RRA-compliant. Fixed-term ASTs retired for new lets. Section 21 no longer available.
- 31 May 2026 (RRA Phase 2). Every existing tenant must have received updated information.
- Later in 2026. National property portal rollout; ombudsman service stands up. Digital-first compliance expectations follow.
What we offer
Two tracks, one platform. Track 1 is free forever and covers the compliance essentials every UK landlord now needs for the Renters' Rights Act. Track 2 bolts on the full tenancy lifecycle for landlords who want everything in one place. See full pricing โ
RRA compliance essentials, always free.
Every UK landlord, 1-10 units.
- โ RRA prescribed-information pack โ Assembled in 10 minutes โ select property, tick what applies, review, send.
- โ Certificate tracker โ Gas safety, EPC, EICR, deposit protection โ expiry alerts at 90 / 60 / 30 days.
- โ Evidence vault โ Every document, message, acknowledgement timestamped and audit-logged.
- โ Tenant self-service โ Tenants log in free, see their record, acknowledge notices, request their data (UK GDPR Art.15/17).
Full lifecycle in one place.
Landlords who want the whole picture โ onboarding to exit.
- + Contract and onboarding โ AST and RRA-compliant periodic, e-signed, ID + right-to-rent + deposit in one flow.
- + Rent tracking โ Automated reminders, overdue ladder, tenant and landlord see the same picture.
- + Messaging hub โ Threaded per-tenancy, full audit trail. No more 'did I send that by text?'.
- + Bin rota and wellbeing โ The small stuff that keeps tenancies healthy before they go wrong.
- + Section 8 notice wizard โ Grounds selection, MCO, bailiff, court-ready audit trail.
- + Multi-let and portfolio โ One dashboard across every property. HMO-aware. Agent-delegatable.
Three audiences, one platform
- Landlords โ Multi-let, single-let, or whole portfolio. Self-manage or delegate to an agent, switch either way without losing the compliance record.
- Tenants โ Free forever. Acknowledge what your landlord has sent, request your data, raise an issue with a full audit trail.
- Agents โ Portfolio-wide. Manage every client in one view, branded compliance packs, court-ready exports for instructing solicitors.
Principles we build by
- We draft. You decide. No AI output ships without landlord review. No auto-send for legal notices. You stay in the loop.
- Evidence by default. Every document, message, and acknowledgement timestamped and audit-logged. If a tribunal asks, the record exists.
- Specific, not generic. Every feature earns its keep. No "AI-powered" marketing theatre โ AI is a how, not a what.
- Professional review welcomed. Solicitor annotation on our compliance posture runs before we touch live tenant data.
- UK-first. Not US rental property. Not commercial real estate. Not global SaaS. Just UK residential tenancies, done well.
How we got here
Tenant Trust was founded by a UK landlord who managed his own small portfolio through the lead-up to the Renters' Rights Bill. What started as a spreadsheet to track certificate expiries became a set of document templates became a platform โ driven by the same question that every landlord in the country is about to ask: how do I stay compliant without hiring a solicitor on retainer?
The answer we arrived at is not "replace the solicitor" โ we never will. The answer is "collapse the paperwork that doesn't need a solicitor from hours to minutes, surface the stuff that does, and leave an audit trail good enough to defend in court".
Who we are, right now
A small team. Two pilot landlords (co-building). A data-privacy counsel on retained engagement. A property-law solicitor lined up for the pre-pilot-live review. Enterprise-grade engineering discipline โ every feature traceable, every change auditable, every deploy verified.
We open to a first cohort of pilot landlords once the counsel review is complete. If you want in early, get in touch.
