Tenant Trust is a self-hosted SaaS platform that drafts UK compliance packs for small-portfolio landlords. We are not a regulated legal service. Our drafts require landlord review and signature. This page is where we invite your professional annotation before we carry live tenant data into production.
The review scope
- Section 8 grounds wording under RRA 2025. Housing Act 1988 s.8 as amended by RRA 2025 ss.15–22. Our drafted grounds templates cover rent arrears, anti-social behaviour, and sale-with-vacant-possession.
- Lightweight witness e-sign model. Magic-link token (32-byte hex, 48-hour expiry, anti-replay), IP + user-agent audit capture, no independent witness account required. Shipped as UAT-2026-6125 on 19 Apr 2026. Posed to you: does this satisfy the Electronic Communications Act 2000 s.7 test for evidential weight in possession-proceedings context?
- GDPR erasure posture. ADR-035 Phase 1. Anonymised-summary PDF on erasure request, pseudonymised audit-log retention, right-to-erasure enacted in under 30 days per Art 17 UK GDPR. ICO guidance on landlord-record retention respected.
- Notice-period handling. RRA 2025 s.5 periodic-tenancy regime — our 60-day tenant notice + landlord response flow.
- Deposit protection cadence. Housing Act 2004 s.213 30-day deadline — our automated escalation at 7 / 14 / 21 / 28 days, including the prescribed-information delivery receipt.
Our posture
We draft. The landlord reviews and sends. Every artefact ships with that disclaimer inline and on the PDF cover. We welcome challenge on any clause — we revise and return, with the Architecture Decision Record (ADR) ledger as our audit trail.
Our engineering discipline: every requirement traces through a 21-step build-and-verify lineage, every commit references an auditable ticket, and every test is underpinned by a representative data asset. If you raise an ambiguity, we encode the answer as a new ADR entry — durably, not in a comment.

- Counsel packet PDF — 9 items including drafted Section 8 wording, erasure flow schema, witness-flow state diagram, audit-trail sample for a full tenancy lifecycle.
- ADR extract — decisions with legal implications: ADR-001 (legal-review gate), ADR-003 (e-sign provider), ADR-014 (agent delegation), ADR-035 (GDPR erasure), UAT-2026-6125 (witness model).
- Data-retention policy — schedule by data class, with ICO and DPA 2018 citations.
- Access to the staging environment — read-only review passcode, live data model, annotated endpoints.
